The Pulse of the Market
Orange County saw an increase in Closed Sales Last Week from the prior week while Long Beach’s Closed Sales Last Week dropped considerably from the prior week. Los Angeles County saw almost identical numbers for closed sales and new listings last week as in the prior week and looks to be off to a good start for 2022. San Diego County saw a further decrease in both total listings and closed sales last week. Riverside and San Bernardino County each are off to a slow start to 2022 with lower amounts of weekly closed sales but active listing inventory has either increased slightly or seen a small decline but numbers for the most part are holding steady. We’re still seeing listings moving from Active status to Active Under Contract status at a similar pace as last year so I don’t see total overall activity dissipating much if at all so far in 2022.
What to Expect: With interest rates expected to slowly increase throughout the year, we may also see inventory slowly increase throughout the year as some buyers may drop out of the market if the initial down payment to create cash flow increases. Return on Investment (ROI) could also be affected by the increase in rates.
